I was concerned about escaping from the top of the hoel with no independent fire escape from the room.

Great conversion of old building with lots of steep stairs and corners. Busy bar below and my room was at track level to the main line through the station able to enjoy the throaty roar of passing freight trains. close to town railway station and pub nearby for evening meal.

We enjoyed our stay. Yes there are steps but a lovely room at the top. Spacious. Quiet. Comfortable bed. Wonderful breakfast and lovely staff. Brilliant in the pub to play pool and watch the sports on multiple screens. The olympics was on when we visited. Convenient for town and a few car parks nearby that are £3.50 for 24 hours stay.

Cleanliness was good for the price and location the hotel is great value but remember there is steep stairs and no lifts.

Good stay, nice room but can be noisy
We really enjoyed our stay here. The staff were helpful and the room was basic but had everything we needed. The upside of this place is that it is close to the really nice bit of town, it serves a good breakfast and is very reasonably priced. The downside is that it is above a bar that is noisy. Our room was quiet but once the window was open you could hear the pub garden till around 12 on the weekends.

The staff were rude, the carpet was disgusting, the shower doors were hanging dangerously off, The noise from the bar was so loud, couldn't sleep, I had to buy pillows as they didn't have anymore, and the ones they had were not fit for purpose, horrendous

You booked in ok. The bed was awful, the worst ever felt every single spring on it and was the most uncomfortable bed I’ve had the mis fortune in sleeping in. In room 15 by the door all the paint was flaking off the wall and needed a lick of paint. The breakfast was all beams and small egg and sausage and bit of bacon and toast. There wasn’t much of it.

Leamington Spa weekend
We were initially allocated a room barely bigger than the bed, see previous review. We were moved to a bigger room up another flight of steep stairs, room a good size but badly laid out, wasted space still only one bedside table, one suitcase unit being used as a table for the tea tray. Good wardrobe but inly one chair and still nowhere to put things down. Bathroom ok but too small. Bed uncomfortable, mattress clearly needed changes, springs worn out. Had a very uncomfortable night. Hotel very noisy as bar had karaoke till midnight both Friday and Saturday. Noise spilled out into street until very early hours of the morning. Breakfast basic but adequate, no offer of more tea or juice to go with the cooked breakfast. Would not recommend this hotel even though it was cheap.

You get what you pay for, nothing special and the room is very dated but for the money we paid including breakfast no complaints, pub has karaoke on until 1am on Friday / Saturday so bare in mind but staff were very friendly and helpful
